Resident Rentals - Tenant Selection Criteria

1. Receive the completed application and supporting information
   1. Signed and dated application from anyone living in the unit that is 18 and older
   2. $36.00 application fee for each applicant-for Market Rate Units
   3. Affordable Housing application fees will vary according to the program.
   4. Copy of Driver’s License or Passport
   5. Copy of Social Security Card or Social Security Number- will have to provide copy of card if just applied within 6 weeks
   6. Copy of two (2) months of consecutive pay stubs. Nine (9) if paid Weekly, Five (5) if Bi-weekly, Four (4) if Semi-monthly and two (2) Monthly.
   7. Applications expire after 90 days.
2. An application is considered received when all the information and documents are received to process the application. If you are applying for one of our affordable housing programs, an additional tenant approval process will be required to sign. Additional documents will be required for these programs.
   1. We accept applications based on the order of applications received by date and time.
3. Determine the number of tenants moving into the unit and their income.
   1. No more than 2 non-related people per unit for market rent – maximum of 2 people per bedroom
   2. All Tenant(s) combined must make a minimum of 2.75 times the rent in income.
4. Run a credit screening through Entrata
   1. If a household does not pass credit screening, notify them immediately through Entrata with an Adverse Action Letter marking credit as the reason for denial. VAWA rights information is included in a PDF attachment in the email.
5. Run a background screening through Entrata
   1. If a household does not meet the criminal background criteria, notify them immediately through Entrata using the denial letter, which includes the VAWA rights information.
6. Have the household fill out the pet screening profile on petscreening.com
   1. Must be approved for the household before the application is approved.
7. Send Landlord Reference through Entrata or email.
8. An application is considered approved when all items above have been completed
9. Create a lease in Entrata and send it to the tenant(s).
10. Collect the Reservation Fee to hold the unit – determined by RV Index Score
    1. Collect Administration Fee $50.00
11. Tenant(s) and High Properties representative must sign a lease.

High Properties bases applicant approval on the following determinations:

• RV Score
• Criminal Background
• Pet Screening
• Previous rental or ownership history
• Proof of Income

All following in accordance with company guidelines, state & local laws, HUD, and ADA policy.

Application Fees are nonrefundable.

Not more than 2 unrelated individuals on a lease. Not more than 2 people per bedroom.

No co-signers accepted. Will look at assets for qualification.

Applicant(s) must sign the lease contract and pay the reservation fee within 72 hours of being notified of approval.

If the applicant(s) withdraw before approval, High Properties will retain the application fee, and the parties will no longer have any further obligation to each other.

If the applicant(s) withdraw after the reservation fee has been paid, but they have not signed the lease. Applicant(s) will forfeit the reservation fee and administration fee if they have been notified of the approval and High Properties held the unit to sign the lease.

If the applicant(s) withdraws after the reservation fee and the lease has been signed. The applicant would have to decide which early lease termination option they would like per the lease agreement.
